South Florida Dominates Self-Storage Market in Q1, Report Says

(7/21/25)  When you think of South Florida real estate, what comes to mind? Luxury homes? Downtown apartments with fabulous views?

 

Consider adding self-storage to your vision. After all, according to a quarterly sales report released by StorageCafe on July 15, two Broward County cities – Davie and Plantation – made the top 10 list for national self-storage sales volume in the first quarter of 2025.

 

Davie claimed the top spot on the list with a $36 million transaction for a 163,000-square-foot portfolio – the largest single self-storage deal in the entire country during the quarter.

 

Plantation ranked ninth nationwide, boosted by a $21 million sale. But the real story is scarcity: With just 1.7 square feet of storage space per person, Plantation is one of the most undersupplied markets among the top 10 cities on the list.

 

“Population growth is a key driver of South Florida’s strong performance,” said Victor Maghear, the lead analyst behind the StorageCafe study. “Cities like Davie and Plantation are among the fastest-growing in the state, fueling demand and enhancing pricing power across the region.”

 

Maghear said that South Florida is one of the most supply-constrained, yet value-rich, real estate markets in the United States. The region has been slow to add new storage inventory, and investors are actively competing for existing stock, thus driving up prices.
